Renovation Project Manager

Job Summary

The Project Manager will own the responsibility of overseeing the renovation process on acquired single family homes. From the initial assessment of a property to reselling it after rehabilitation the Project Manager will be the eyes on the ground, mediating between the office and the rehab crew, to make sure the project finishes on time and stays on budget.

Role Success Statements

• Projects are on Timeline and in alignment with the budget.
• All variations and Change Orders are documented and communicated.
• High quality standards are met on all projects.
• Relationships with high-caliber subcontractors are Developed and Maintained.
• Data management processes have been followed and information is inputed promptly.

Essential Responsibilities

• Development of scope of work on each individual renovation project
• Determination of project timelines and completion dates
• Development of budgeted costs to complete each individual project
• Finding and vetting new contractors and vendors
• Collect bids from contractors and negotiate pricing
• Conduct weekly visits to provide oversight of all jobsite contractors holding those contractors accountable for adhering to the timeline and predetermined cost of the project
• Make hiring and firing decisions with contractors
• Provide updates and briefings on individual renovation progress and challenges
• Problem solving and solutions made in realtime
• Provide updates and briefings on team performance and goal achievement benchmark

Qualifications

• Construction or property management experience in a new build or renovation/rehab environment
• Prior project management experience
• Prior leadership experience in relation to directing subcontractors and vendors
• Verifiable experience in vendor/contractor retainment and retention
• Positive, team oriented attitude
• Strategic thinker who can think and react quickly and accurately
• High level time management and prioritization
• High ability in planning ahead to fully see the “big picture”
• Critical thinking abilities and competent conflict resolution and crisis management skills
• Expert level communicator by use of app technology in addition to written and verbal communication
• Strong verbal and written communication skills
• Transparent communication skills
• Proficient in modern smart technology with the ability to use multiple platforms, devices and smart device applications (apps)
• Ability to travel to projects as needed across all markets
• Must be able to confidently navigate independently to and from properties

• Bachelor's Degree or equivalent work experience
• Valid U.S driver’s license and reliable transportation

• Knowledge to local market material costs trends
• Possession of a strong network of contractors who can perform quality work

• Proficient use and understanding of google-suite platform
• Utilization of SalesForce or other Customer Relationship Management tool (CRM)
• Use of Slack or other similar app based text messaging communication program
• Experience using BuilderTrend or other similar project management tools

Compensation

• $70K Base
• Bonus: 2% -4% of profit on completed projects based on timeline and budget (OTE: $30k - $40k)

Pay: $70,000.00 - $100,000.00 per year
